When a landowner is thinking of adding cell tower leases to their land, which allows land towers to placed about, they have goals that they are looking to reach. If the leasing company cannot meet these goals, then the landowner would be wise not to sign onto the contract. The landowner will want to maximize their revenue, and minimize any obligations that they will have when they lease their land or roof to the company. There will be an investigation conducted on the site where the company would like to place the tower. This is to find out how well the tower will do in the particular area. Without having adequate land, or being able to get enough power to the tower then the tower would do no good in the area.

Usually, they want to get an area that is around 2,000 to 2,500 square feet. It should be flat with minimal to no hills over the land. There should be no barriers on the land that prevents any of the towers from being erected or getting the service that they need. Easy access is also something that would be beneficial when they need to service the towers. They do not want to push through many things to get to the tower on the land.

The landowner should also know if it would be legal to construct a tower on their land. Some of the rules and regulations in the area frown down upon putting these types of structures up on private land. A lot of times, the landowner might need a specialized note stating that they are allowed too, or even a building permit to have it on their land. Usually, the land tower lease agreement is from 20 to 25 years depending on the area, and the land that you own. They can be full term agreements on the lease, or you can rent for certain parts of the year. Each time the agreement is renewed then the terms are then discussed again at length. If the lease is long term then the rent increases over time to have the tower there.

There are many things to keep in mind when trying to rent your land out to tower owners. This is because you want to insure that the cell tower is going to be safe to have on the property, and that it does not interfere with any of the rules and regulations in the area.
